An eco sustainable for vulnerable women in the Dakar region
from the findings of the growing need for affordable housing for vulnerable people excluded from the banking system and the situation of precariousness and vulnerability (status occupancy tenant and hosted), in which the women find themselves in, our partners, the Senegalese Federation of the Inhabitants and urbaSEN have decided to change scale of intervention and launch with the support of urbaMonde the pilot project of the City FSH.
This project aims to build a green neighborhood of 150 houses and equipment, self-directed, ensuring security of tenure and affordable in the long term. For this, a residents ‘ cooperative was created by FSH in order to enable its members to benefit from the project.
A mounting legal and financial (in the course of the final arbitration) will to ensure the non-real-estate speculation with a collective ownership of the soil to the co-op and a property of the housing to members (with the proviso of resale).
This project articulates with the program 100 000 housing units by the government of senegal, which will support the project which may take the form of a bank guarantee via the Fund for Social housing (FHS) and in support of the development of primary via the Société d’aménagement Foncier (SAFRU). This joint also helps to strengthen the advocacy efforts of the institutions of the senegalese government to develop the tools and mechanisms necessary for the guidance of operators of the production of social housing (really affordable).
The durable construction is at the heart of the project, because of the design principles of bioclimatic have directed some of the choices of development and architectural design of the houses. These will be built of Bricks of Compressed clay (BTC) produced in a briquèterie dedicated. This choice is the result of an increase in the load of the question of local and sustainable materials in the activities of urbaSEN and FSH. Awareness of the inhabitant·es has been carried out for several years to promote these materials and draw income-generating activities. The training of artisans in the production and implementation of sustainable building materials is also a component transverse to the various projects, and found in the heart of the project cited FSH. A booklet of funding presents the experiments carried out in this field since 2019, and traces the course of training between theoretical and practical learning.
The project cited FSH has the support of the French Ministry of the Transition Ecological and Territorial Cohesion, adaptation to the context senegalese approach to eco-neighbourhood.
The project City FSH as an example of a collaborative production of affordable housing
The project Cited FSH was given the opportunity to urbaMonde to collaborate with the Center for Affordable Housing Finance Africa (CAHF) for the production of a study on affordable housing and co-operative, taking the project as a basis for reflection. The study was written by urbaMonde with the support of expert·es of urban development and housing, and published by the end of 2021.
